There are several groups and
organisations that need to be involved in order for you to buy your Shared
Ownership Home.
Housing Association
The Housing Association provides the most
important part of the jigsaw - the home you're going to buy. Depending on where
you want to live, you'll have the choice of a house or a flat. You may be
offered a home on an estate with other Housing Association properties or maybe
you'll be able to choose a home elsewhere. It may also be possible to buy a home
with one or two friends.
The Housing Association will own part of the
property and you will own the other part.

Care Provider
When you live in your own home, you may need
care and support to help you with your day to day living. You'll need to talk to your
Care Manager about
getting a new assessment to see what help you'll require in your new home. We work
with a number of Care Providers who'll be able to give you the
support you need.

Lender
You'll need a mortgage to complete the purchase
of your half of your Shared Ownership Home. We've negotiated an exclusive deal
with Lambeth Building Society, designed specifically for people with learning
disabilities who wish to purchase a Shared Ownership Home.
As one of the largest building societies in the
UK, you'll have the peace of mind in knowing the Lambeth understands your
requirements exactly. It will arrange the mortgage for you with the minimum of
fuss. You won't have to make the mortgage interest payments
yourself, they will be paid in the form of Income
Support directly from the Department of Work and Pensions.
You'll be entitled to raise a mortgage of up
to £100,000 which means the maximum purchase price of your Shared Ownership
Home will be £200,000. You should be able to buy something nice for that.
The mortgage will be sufficient to cover all of the
money you'll need to buy your share of the property. You won't be required to put
down any money at all. No fees and no deposit.
The Lambeth will provide a free valuation of
the property to ensure your home is worth the money you're being asked to pay
for it.
To save you having to worry about the monthly
mortgage interest payments, the Department of Work and Pensions will make the
payments directly to the Lambeth.
There are no penalties on this mortgage. You
can repay part or all of it at any time. During the time you have the mortgage,
only interest payments will be covered. When you eventually leave the property,
it will pass to the Housing Association who will pay off the mortgage in
full.

Lambeth Building Society is designed specifically for people with learning
disabilities who would like to buy a Shared Ownership Home, you may require
personal financial advice before you decide to proceed.
Shared Ownership Homes is not permitted to give
you financial advice in any form. But if you require advice, we'll be pleased to

independent mortgage adviser that understands fully about Shared Ownership and
the scheme we've put together. You won't be charged for any advice you receive.

Solicitor
You'll need a solicitor to undertake the legal
work associated with the property purchase. This will ensure your Shared
Ownership Home is legally bought and registered in your name. It's vital your
solicitor understands Shared Ownership purchase, which is slightly more complex
than a whole property purchase. Furthermore, the situation may be a little more
involved if you have a learning disability.
We've discussed the complete process with the
firm of solicitors called Howlett Clarke. We're satisfied this firm will provide you with great service. You won't be required to pay any legal
fees, they will be covered as part of the scheme.
If you prefer, you can appoint your own solicitor
but you will be responsible for any legal fees you're charged. However, if you
do appoint your own solicitor, we'd be pleased to make a contribution of £200
towards your costs.
